REPORTING RELATIONSHIP

The Vice President – Real Estate reports to the Senior Vice President – Real Estate and Construction, Reporting to the Vice President will be five to seven Directors located in the corporate office as well as in the field. The Vice President – Real Estate will work closely to coordinate with the Vice President of Design and the Vice President of Construction as well as with the Director of Pre-Sale Development.

THE POSITION

The Vice President of Real Estate will have overall responsibility for the tactical execution company’s national real estate strategy. He/She will be responsible for ensuring that all projects are completed in a timely manner and within budget. This executive will also aid and assist in all new market entry and existing relocation strategies.

Essential Duties and Responsibilities:

Manage and direct real estate acquisition, dispositions and associated activity related to growth and upgrading of existing facilities including, but not limited to, performing the following duties personally or through subordinate managers:

· Be responsible for rolling out 50+ new stores per year.

· Initiate site negotiation and deal making activity.

· Develop and execute pro forma P&L and investment analyses for prospective sites.

· Ensure completion of all transactions in accordance with the predetermined IRR and market strategies.

· Track and control lease costs and budgets.

· Prepare and present site proposals for senior management approval.

· Negotiate and administer a wide range of real estate legal documentation and related information.

· Develop real estate site selection criteria, priorities, and strategy in conjunction with company goals and objectives.

· Assist in review/analyzing and managing external resources (consultants, brokers, etc.) in support of deal activity.

· Lead a broad range of strategic and tactical initiatives affecting the company property portfolio through special project assignments.
REQUIREMENTS


THE CANDIDATE

Experience

We seek candidates with 15 or more years of experience in real estate management, preferably with the last five or more years in a senior management role. Experience in managing an aggressive roll out is mandatory. Knowledge of strip center, life-style center, business centers, and the appropriate developers is required as is a track record of executing the best possible deals: right location, brand appropriate and best terms. Superior negotiating skills are mandatory as is knowledge of real estate markets. A strong national real estate understanding is preferred.

High standards for integrity, honesty, and ethics are a requirement. We require an executive who is able to frequently make overnight business trips. This is a role in which

Education

A college degree from a respected institution is required and an advanced degree in business and or law is preferred.

COMPENSATION

The compensation package is structured to attract superior candidates. It consists of a base salary, a bonus plan, and stock options.
