We are currently seeking a Property Manager to join our Accounts Management Group located in Westchester, NY.
PROPERTY MANAGER - Westchester, NY
Responsibilities::
Manage day-to-day operations of approximately 75 retail and 10 corporate commercial buildings centered in the region stated
Perform annual inspections and coordinate the maintenance and repair of all building systems, such as HVAC, plumbing, electrical, interiors, structures, roofs, etc.
Manage all facility related operating and capital budget activities, including management and oversight of the invoice process
Provide explanations and solutions for financial performance and budget variances
Ensure the repair, maintenance, and service operations optimize short and long term operating costs and maintains the integrity of the asset
Respond to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions
Review work order activity and follows-up with client and key customer contacts when appropriate
Work with an engineering team to establish maintenance procedures and develop work plans for critical operating facilities ("no downtime" facilities)
Manage small construction projects
REQUIREMENTS
Bachelor's degree in Facilities Management, Business, Management, Accounting, Engineering, preferred or equivalent work experience
Minimum of three years experience in a commercial facility/property management leadership role
Experience with budgets, operating expenses and managing small projects
Demonstrated success in administering various service providers
Working knowledge of building systems
Strong customer service, interpersonal and supervisory skills
Ability to work in high pressure atmosphere
Strong organization skills
Excellent verbal and written communication skills
Computer proficiency
