Assistant General Manager (Management Training Program) - General Growth Properties is seeking an Assistant General Manager which will be based out of Tthe Mall in Columbia located in Columbia (Baltimore), MD.
General Growth Properties is a publicly traded Real Estate Investment Trust ("REIT") and is listed on the New York Stock Exchange under ticker symbol GGP. GGP and its predecessor companies have been in the shopping center business for over fifty years. The second largest regional mall REIT, General Growth owns, develops, operates, and/or manages shopping malls in 44 states. As of March, 2004, GGP had ownership interests in and/or management responsibility for more than 200 regional shopping malls totaling more than 200 million square feet of retail space. GGP also has the distinction of being the largest third-party manager for owners of regional malls. Headquartered in Chicago, Illinois, GGP has more than 5,000 employees nationwide. Our malls feature more than 24,000 retail stores and anchor department stores, as well as theaters, sit-down restaurants, ice skating rinks and other forms of family entertainment.
Assists the Sr. General Manager in the overall operation of the shopping center, accounting and asset management responsibility, preparation of budgets and/or forecasts and business plans; prospecting for local, regional, permanent and temporary leasing; coordination of the specialty leasing program; establish and maintain retail relationships, oversee personnel; develops on-site staff and interacts with corporate staff to accomplish special projects and involvement with the community. Shares in responsibility for maintaining the physical integrity of the Center, creating an environment that enhances customer experience and tenant sales. Primary focus is to increase the value of the Center by increasing its Net Operating Income with minimal capital invested. Ability to learn the roles and functions of all positions within a shopping center as to support the efforts of all departments. AGMs are in training to advance to another role within the company as performance and opportunities warrants. After 12 to 24 months, the individual should be ready for promotion to General Manager and is expected to have the ability to relocate in order to assume the advanced position.
Assist in managing the shopping center facilities in all of the following functions which ultimately fall to the responsibility of the center's Sr. General Manager, which include:
Administer leases and reciprocal easement agreements
Maintain common areas
Secure common areas
Collect rentals and recovery charges
Prepare various reports requested by corporate office
Assist in preparing the annual center forecasts or annual budgets. Duties include:
Forecast annual income and expenses for the center on a periodic basis
Expense control.
Approve disbursements in accordance with approved expenditure budgets
Maximize income generated by the centers.
Be knowledgeable about and participate in the leasing efforts of the center. Duties include:
Lease space to specialty/temporary retail merchants
Coordinate overall leasing effort with the corporate leasing representatives to establish quality tenant mix
Negotiate and administer lease amendments.
Assistant and manage center personnel. Duties include:
Supervise and direct the Marketing staff on issues of advertising and marketing for the centers
Supervise and direct the Operating Managers in the operation of maintenance and mechanical systems for the center
Hire and train support personnel as necessary
Supervise independent contractors when such services have been engaged
REQUIREMENTS
- Bachelors Degree required, preferably in Business, Finance or Accounting.
2 or more years of management, sales, marketing, retail or accounting experience.
Ability to work with and communicate effectively with tenants and contracted services personnel
Supervisory experience
Computer skills that include Lotus Notes, Excel (Lotus 123), Microsoft Word. He or she must be very proficient on Excel and have a good understanding of balance sheets and financial PnL statements.
Formal presentation/speaking skills experience a plus.
Above all, the candidate must possess a positive, professional approach, strong emphasis on excellent customer satisfaction and a desire to contribute to a successful team.
Industry knowledge is a plus but not mandatory.
