Housing Developer II

Initiate and manage the development of affordable housing facilities for low income families, seniors, formerly homeless, and special needs households utilizing public, private, tax-exempt, and tax credit financing. Development includes the acquisition of land and buildings, supervision of construction and/or rehabilitation, and initiation of property operations and asset management of multifamily rental and for-sale homes. Responsible for completing or delegating all functions necessary for completion of assigned developments, as well as mentoring and/or supervising junior development staff, all in accordance with the values of Mercy Housing.Job RequirementsTravel Percentage: 0%Education: Bachelor's degree required. Master's degree or other certification from a recognized institution or agency in business, planning or a related field preferred. Experience may be substituted for up to two years education.
Experience: Minimum two years experience of direct responsibility as developer of affordable housing required. Direct experience required in: negotiating land acquisitions; obtaining entitlements and financing; closing of acquisition, construction, and permanent financing; construction supervision; and construction draw processing, financial tracking, and cost certification.
Abilities:Clear communication of complex financial and planning informationPublic speaking and presentation skills in diverse environmentsAdvanced ability to create and use word processing and spreadsheet documentsBasic knowledge of typical city planning and building code provisions and processesAbility to assess financial feasibility using a variety of funding sourcesBasic knowledge of residential and commercial construction processesAbility to read, interpret, and explain basic financial reports and auditsAbility to work independently with minimal supervisionStrong managerial skills, including delegation, supervision, and mentoring
