Director of Sales & Marketing for Real Estate Company

THE COMPANYWe are a full service property management and real estate development company with more than $300 million in real estate assets and over $200 million in annual revenues. Based in Santa Monica, the company is involved in land acquisitions, entitlements, subdivisions, improvements and construction. We oversee a portfolio of more than 60 residential building in the local area and 18 development sites around Southern California. We also have a growing international import business for building supplies and construction materials.Established in 1988 and incorporated in 1996, we have acquired extensive experience developing condominium units in Los Angeles, Santa Monica, Pasadena and Burbank. We are a growing company constantly expanding its reach within California. Our success has been due to a high level of company organization and coordination with a 50 person staff of qualified mangers and employees.We currently have over 500 units under construction in the Southern California area, including condominiums, townhouses, two and three bedroom and multi-story buildings with multi-level subterranean parking.
THE POSITIONThe Director of Sales & Marketing is a fairly new position which reports directly to the Chief Executive Officer and is responsible for supervising an eight to ten person sales staff. S/he is responsible for:-Evaluating marketability of project designs
-Recommending project design improvements
-Monitoring relevant market developments
-Preparing and implementing marketing strategy for each project
-Developing advertising strategies
-Implementing merchandising strategies
-Planning and coordinating marketing team meetings
-Developing pre-marketing campaigns
-Implementing advertising and merchandising plans
-Handling public relations and event planning
-Assisting in unit pricing
-Hiring and training sales staff
-Managing project sales
-Managing transactions and escrow holders
-Overseeing escrow, closings and move-ins
-Interfacing with customer support personnel
-Planning and implementing model unit and sales office preparation
-Managing maintenance and improvement of company website
-Managing marketing budgets and code invoices to stay within budget
-Signing purchase orders to predetermined dollar limits
-Authorizing work of consultants or subcontractors within budget parameters
REQUIREMENTS
PROFESSIONAL REQUIRMENTSThe successful candidate will have at least eight to ten years of experience as a sales manager with a local builder, preferably of multi-family housing projects, an understanding of home builder marketing principles and a background in interior design. A Bachelor’s degree and a California Real Estate Broker’s License are strongly preferred.PERSONAL CHARACTERISTICSThis position requires a high energy, entrepreneurial executive with multi-tasking capability and good team management skills. Leadership ability, interpersonal skills and common sense, shirt-sleeves approach to problem solving are essential.
