REGIONAL REAL ESTATE MANAGER
United Rentals, the world's largest provider of construction equipment rentals, is seeking a Regional Real Estate Manager for the West Coast, preferably based in Irvine, California. This publicly held company has been around for 10 years and already has 13,000+ employees and revenues of close to $4B. It operates over 700 construction equipment rental branches throughout North America. It serves construction and industrial customers, utilities, municipalities, homeowners and others.
This newly created position will be responsible for managing the corporate real estate strategy with a portfolio consisting of equipment rental locations, retail and distribution centers, offices and ancillary facilities. The successful candidate will also be responsible for reducing the regional real estate expense and achieving better asset utilization.
SPECIFIC DUTIES:
Manage landlord and sublet relationships
•First point of contact for lease or facility issues
•Manage lease renewals and extensions
•Assist in obtaining landlord consents
•Negotiate leases and property purchases
Implement market development plans for assigned markets and MSA’s
•Execute the disposition of surplus, underutilized and vacant property
•Prepare analyses and make recommendations for facility replacement and upgrade requests
Work cross functionally with regional and district managers to implement a real estate strategy consistent with company goals
•Including execution of portfolio, ownership, location, and exit strategy
Partner with Regional Manager, Design & Construction in the development of capital project scope, initiation and coordination to completion
•Assemble all components and present to management (specs, budget, layout plan, etc.)
Liaise with corporate departments (legal, environmental, construction) regarding property management

REQUIREMENTS
EDUCATION AND EXPERIENCE NEEDED:
Bachelor’s degree in business management or real estate field or equivalent combination of education and experience
•5-7 years within commercial or corporate real estate services
•Demonstrated experience managing the delivery of real estate for a non office based multi-site company in an industrial/commercial environment
•Proven track record managing the negotiation for and disposition of a substantial regional portfolio
•Preparation of rent model analysis for a substantial regional portfolio
•Microsoft Office (Excel, Word, Project, Map Point)
•Real Estate Management software knowledge preferred (Strategen, Sequentia, etc.)
•Strong understanding of complex real estate, legal, financial accounting, and business concepts, and the ability to apply this in dealing with all levels of internal and external business managers and the real estate community
