Core Personnel for Apartment Complexes
Steadily growing national real estate property management firm is seeking core personnel for new apartment complexes in the greater Phoenix, Arizona area. The selected candidates will work closely with the Regional manager and Management Company Accounting and Human Resources Departments. Ideal candidates will have a proven track record in property management, leasing, and/or maintenance supervision and be self-motivated, possess strong written and verbal communications skills. Tax credit experience highly desired
Property Manager –
Position Responsibilities:
Provide full day-to-day operations management of apartment community while emphasizing positive response toemployee and resident concerns.
Tenant screening and processing of credit checks
Position includes management of employees including office staff, maintenance lead, and remaining staff.
Establish work schedules and make ready schedules, observe or review contract work and inspect problem areas including building and grounds.
Walk units to ensure condition prior to move-in.
Walk site to ensure community is clean and safe for tenants.
Complete monthly operating reports - HAP, month-end financial report, monthly package transmittal sheet
Monthly work order summary sheet, payroll reporting, all other monthly report, maintain waiting list
SKILLS AND ABILITIES
Strong business management and accounting skills
Strong verbal and written communication skills
Ability to organize and motivate office, maintenance staff and leads.
Strong collection/accounts receivables skills
Budgeting and marketing plan experience
Exceptional employee (office and maintenance staff) and tenant relations skills
Scheduling & managing operations (must have flexibility to work weekends and evenings if needed)
Working knowledge of Fair Housing Laws
Strong organizational skills
Computer operations (Excel, Word, Rent Roll, ADP and other)
Typing and general office skills
Sales related abilities
REQUIREMENTS
Leasing specialist -
POSITION RESPONSIBILITIES
Show model apartments to prospective residents
Set up appointments for apartment viewing.
Strong collection/accounts receivables skills
Rent collections.
Follow-up on all traffic
Assist in tenant screening and processing of credit checks
Assist with marketing to include preparation of flyers, newsletters and market surveys.
SKILLS AND ABILITIES
Working knowledge of Fair Housing Laws
Typing and general office skills.
Sales related abilities.
Strong organizational skills.
Strong verbal and written communication skills.
Ability to organize and motivate others.
Exceptional employee and tenant relations skills.
Computer operations (Excel, Word, Rent Roll, ADP and other).
Flexibility to work weekends and evenings if needed.
EDUCATIONAL REQUIREMENTS
High school diploma or GED
EXPERIENCE2 years leasing experience.Previous Lease Up Experience highly desired
Marketing experience.
Maintenance Supervisor
POSITION RESPONSIBILITIES:
Oversee maintenance staff
Create work schedules
Inspect move-in and move-out units
Schedule or handle after hours emergency calls
Inventory control of maintenance items
Arrange and supervise work of outside contractors
Prepare preventative maintenance programs
SKILLS AND ABILITIES:
Full knowledge in maintenance to include carpentry, electrical, plumbing, painting, heating (pools and irrigation systems where necessary
Purchasing and bidding
Able to assess damage and estimate cost of repair
Knowledge of local, state and federal laws
Knowledge of Fair Housing Laws
EDUCATIONAL REQUIREMENTS
High school diploma
MARGIN: 0pt">Trade school
Industry related courses
HVAC Certification Required
EXPERIENCE
At least three years maintenance experience as an Assistant Superintendent or Superintendent in a related industry with at least one year in a supervisory role
