Loss Prevention Manager

Project Managers needed to manage our residential and commercial construction projects.

Quality, cost, schedule, and control oversight for one or more specific projects and required support staff. Negotiate or assist in negotiations with Supervisor on key issues or change orders to assure best Client relationships. Accurately maintain all required construction accounting processes as outlined in the Accounting 101 manual. Meet at least the minimum project management standards as set out in the PM 101 manual.
Review and understand all contracts, plans, details, and specifications prior to conducting subcontract bids or awards. Review and award subcontracts and purchase orders. Prepare detailed scope sheets for bidding, and spreadsheet comparisons for subcontractor selections, working with the estimating team as required.
Review and obtain approval from direct Supervisor before entering into any contractual arrangements.
Obtain and check subcontractor change orders, estimate changes to the scope of work; issue general contract change orders, and follow up with the architect and owner for approvals.
Prepare and maintain a general project schedule; work with the subcontractors, suppliers, and project superintendent to create and maintain a detailed achievable project schedule to meet or improve upon contractually required durations.
Obtain permits for the building; ensure that subcontractors obtain their permits; and assist the project superintendent in obtaining inspection certificates for the performance of the work.
Follow for, check, and obtain approval of submittals, subcontractor shop drawings, samples, material lists, etc.
Maintain a contract change order log, a pending change order log, a submittal log, RFI/ASI logs, or other logs as dictated by the specific project requirements.
Conduct monthly project reviews with Project Superintendent, Field Operations and direct Supervisor.
Support Field Operations in project staffing determinations, Superintendent support, education, reviews, and training.
Document MBE/WBE, and Community Hire participation.
Prepare and issue applications for payments timely, and follow up for verification of funding.
Handle normal contact with the Architect, Engineers, and Owner. Attend their meetings and obtain approvals.
Conduct Owner Meetings and produce meeting minutes.
Obtain guarantees from the subcontractors and establish effective dates thereof. When required, obtain the architect and owners’ acceptance of the work and approval of making final payments.
Assure timeliness and accuracy of all customer and subcontractor invoicing collections and payments
Update and manage subcontract status and project downloads as required.
Complete closeout and sign off of projects.
Work in conjunction with estimating and direct supervisor to support pre-construction services
Keep direct Supervisor apprised of all substantiative developments related to the work. complete direct project supervision as needed or if required by project conditions.
REQUIREMENTS
Three to five years of relevant, successful work experience in residential and commercial project management. Ability to work independently mainiting excellent verbal and written communications internally and with clients.
