Reports To: Senior Project Manager, Project Manager II, or Senior SuperintendentJob Summary:The MEP Administrator is responsible for the daily management, supervision, coordination of the mechanical, electrical, plumbing, fire protection, and elevator subcontractors, and the successful completion of construction projects to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding, contract administration functions, quality control management, and systems commissioning. They should have a skill set beyond technical proficiency. A MEP Administrator is capable of managing complex projects or single projects generally between $10 and $40 million. Direct Reports: Project Engineer, Assistant Superintendent, Secretary
Responsibilities: In coordination with Project Manager, Preconstruction Manager, and Superintendent develop an initial schedule and provide detail to schedule as required for project. Once the schedule is developed and sequenced, update, maintain, communicate, and manage all MEP subcontractors and vendors to the schedule. Develop, maintain, and enforce a project site logistics plan and temporary facilities plan as related to the MEP oversight and coordination of the project. Establish and monitor administrative procedures for the project. These procedures are to conform to established policies and procedures of Bovis. Keep informed on and ensure that all requirements of insurance, safety, labor relations, and Equal Employment Opportunity (EEO) are met. Support and implement the company's Project Success Planning (PSP) processes. Develop, review, approve, and implement project budgets, schedules, and contract bid documents. Review MEP subcontracts and major purchase orders prior to issuance to the subcontractor for compliance with the documents and estimate. Conduct or assist Senior Project Manager with buy-out meeting and prepare subcontracts. Coordinate and provide direction for the budget, estimating, purchasing, engineering, accounting, cost, and construction functions as they relate to the completion of the project. Possess working knowledge of all projects plans, specifications, owner contract, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project-related documents. Maintain a complete and accurate set of as-builts. Assure that those individuals whose functions require knowledge and understanding of the general contract and subcontract requirements receive and understand the information. Initiate, establish, and maintain working relationships with owner/architect/engineer and subcontractors to facilitate construction activities. Organize, conduct, and represent the Company at project coordination meetings at regularly agreed upon intervals. Review MEP subcontractor, vendor payment applications, and miscellaneous invoices to ensure timely and accurate MEP subcontractors' billings and accounts receivables. Negotiate, prepare, and assist in the issuance and execution of MEP subcontract change requests (proposals) to owners, design team, subcontractors, and others and prepare revisions to the original budget as a result of changes and revisions to the work. Participate with the Project Manager and Superintendents to prepare and issue monthly owner progress reports, monthly pay applications, schedules, and cost reports associated with the MEP subcontractors. Ensure timely project completion through project scheduling, expediting of material deliveries, and the management of material and document submittals/approvals as related to the MEP subcontractors. Provide organization, direction, and training of subordinate project team members. Lead and participate in regularly scheduled project staff meetings. Develop and maintain business relationships with owners, architect/engineers, and subcontractors for marketing. Represent the Company at all times in such a manner as will enhance the reputation of the firm. Take an active role in the Personal Development Process to develop and mentor subordinates toward a career with the Company. Mange closeout, specifically system startups, checkout and commissioning process of the MEP subcontractors in conjunction with the other construction activities. Be familiar with all policies and processes as they relate to this position. Participate in organizations that serve to promote the interests of the Company. Actively participate on internal team(s) that focus on continuous improvement of the business.
REQUIREMENTS
Preferred four-year degree in an accredited construction related curriculum (BSME, BSCM, BSEE, etc.) or experience equivalent to a four-year degree.
Three to five years experience as Project Manager I, Preconstruction Manager I, or Superintendent I, and eight to fourteen years construction related experience.
Demonstrated proficiency in these areas: estimating, coordinating MEP subcontractors, problem solving, scheduling, budgeting/cost control, field MEP supervision, financial reporting, client relationships, interpersonal skills, computer skills, safety/insurance, ability to communicate both written and oral.
Generally understand the essential job functions, duties and responsibilities of a Project Manager and Superintendent.
Proficient in PC-based scheduling and spreadsheet applications. These include Prolog, Primavera, PeopleSoft (J.D. Edwards), Excel, and Word.
