Branch Manager Trainee

Job Summary: To train and prepare to manage a hew home gallery where you will achieve the profit objectives of the branch; learn to be responsible for P&L for the branch location; learn training and coaching skills for Sales Counselors and managing the sales process, resolving sales related issues from time of sale to ensure timely progression of the home ready to go under construction.



Essential Functions of a Branch Manager:


Distributes sales leads to Sales counselors, tracks activity and results related to leads, and reports sales that go under construction as a result of leads to Customer Service department.

Under the direction of the Division Sales Manager, interviews and hires new Sales Counselors and Sales Assistants, conducts new hire orientations, supervises their daily activities and initiates personnel action forms on related employment changes as needed. Manages attendance, vacations, scheduling and other personnel issues within the new home gallery.

Trains and works with sales counselors on sales and closing techniques, appointment setting, sales paperwork, company policies, etc.

Ensures credit applications are being processed on a timely basis by working closely with Sales Counselors and mortgage loan processors. Tracks credit approvals/credit application status for the new home gallery.

Meets with customers for pre-construction conferences, pre-site investigations, warranty resolutions, etc. as required. Obtains building permits for Construction Manager on new starts. Orders title searches and surveys, coordinates land clearing and issues related to customer property.

Works closely with Construction Manager to ensure homes under construction are being built in a timely manner, projections are adhered to, and concerns and needs of the Construction department are being addressed.

Performs administrative duties including processing invoices, writing purchase orders, etc. Maintains and submits various reports to division or regional office as required including ABC log on sales prospects, lead log, weekly sales/behind/UC report, inventory status report, etc.Job Requirements

Skills, Knowledge, Abilities and Traits:


Must be willing to relocate.

Requires a college degree in Business Administration or the equivalent training and experience in the field of management and sales.

Should have homebuilding experience that has provided experience with sales paperwork, financing and construction, including resolution of survey, deed and permit issues.

General knowledge of real estate preferred including title work and resolution of title issues helpful.

Requires the ability to deal with all levels of company management and personnel as well as individuals outside the company and to coordinate internal and external resources to resolve customer issues.

Strong administrative skills including intermediate to advanced computer proficiency (Microsoft Word, Excel and Outlook). Knowledge of SAP preferred or the ability to learn and operate SAP system.

Must possess strong organizational, communication and budgetary skills. Must be multi-tasking and able to manage workload effectively (strong time management skills).

Must have ability to effectively coach Sales Counselors and Sales Assistants and provide constructive feedback.

Must have and maintain a valid drivers' license and a good driving record.

Prior supervisory experience preferred.
