In addition, due to the extensive leadership and relationship skill requirements of the position, it is to serve as a developmental position for positional Director of Facility (L-12) candidates.
JOB SIZE:The position will support the Director of Facilities domestically for approximately 600 restaurants at the Taco Bell Brand.JOB FUNCTIONS:
Provide leadership and coaching to a staff of Facility Leaders (FL) and a Facility Coordinator:o Ensure developmental growth of four to five FLs and a Facility Coordinator.o Perform performance audits of the FLs for Scorecard and bonus purposes.o Perform mid-year and year-end Performance Assessments for the staff.o Interface with each FLs’ Operations team to ensure FLs are embracing How We Work Together principles and are Customer Maniacs.o Provide coaching to the FLs in the development of store level expense and capital Repair & Maintenance plans and ensure plans are not exceeded.o Ensure all reoccurring contracts are in place and than YUM scale is leverage to drive down costs.o Lead the improvement of Maintenance scores.o Support Development partners, in remodel and new construction.o Manage General & Administrative and ensure targets are hit.Provide direction and leadership for the Brand in the execution of multiple large-scale Capital Projects:o Engineer each project’s scope of work with Global Engineering, Operations, Facility Management Team and all other key departments.o Develop appropriation package including a rate of return analysis and secure brand CFO approval.o Create training materials for the field to ensure flawless execution.o Follow the “field-ready” process by working with Global Engineering, Restaurant Readiness and Quality Assurance to ensure the needs of the restaurants are met and there is minimal negative impact to Operations.o Develop and drive individual project duration and overall project timeline.o Centrally manage all aspects of the Capital Projects with the National Capital Projects Coach.o Ensure all cost targets are met.o Provide senior management roll-up reports for cost and schedule.o Develop quality assurance and vendor feedback measures.
REQUIREMENTS
KNOWLEDGE AND SKILL REQUIRED:
o Bachelors of Science Degree in an engineering or Construction Sciences field preferred, plus 5+ years experience in multi-unit project management, construction, or facility management.
o Proficient in PowerPoint, Excel; proficiency in Microsoft Project a plus.o High impact influencing skills a must and a demonstrated ability to work with numerous cross function teams.
o Candidate must excel in obtaining enthusiastic commitments and work harmoniously and effectively with others.
o Position requires a proven effective communicator that can consolidate information and facilitate alignment.o Candidate must have excellent presentation skills and be highly organized.
