Essential Job Duties: Strategic business and project planning. Identify goals, objectives, resources and staffing necessary to carry out completion of projects and tasks. Ensure individual and departmental goals are aligned with the department and business mission and vision. Organize systems, processes and structures to effectively and efficiently reach goals and objectives. Provides ongoing collection of feedback, and monitoring and adjustment of systems, processes and structures activities accordingly. Examples include use of financial controls, policies and procedures, performance management processes and measures to avoid risks etc.
Interfaces daily with the CMMS system. This includes ensuring accurate and timely input of data; uses data to monitor work performance standards; run reports; closes work order entries; work order tracking. Provides Capital Expenditure justification; compiles and records statistical data; tracks and reports condition of fixed assets; establish and maintain inventory levels; generates budget related data. Responds to complaints occurring in performance; Evaluates work effectiveness; Ensures completeness and accuracy of work performed. Delivers excellent Customer Service to both internal and external customers by managing customer expectations. This will be achieved by performing a needs assessment; communicating understanding and timing; delivering service as agreed upon; following up with the customer to determine if service was given as requested. Reviews and updates Policies and Procedures. Develops and implements training to ensure team members have the understanding and tools to complete their assigned work.
Provides daily performance feedback to all team member subordinates and follows through using the steps of progressive discipline as necessary to change unacceptable behavior up to including termination as required. Delegates work to Team Members in a clear and concise manner and follows up and supervises team members to ensure completed work meets all departmental performance standards.
Thorough knowledge of and the ability to perform all essential duties of the team members that report directly to this position. Follows the chain of command to resolve issues. Responsible to protect the assets of the Tribe by enforcing the Policy and Procedures regarding asset protection. This includes physical inspection of all departmental assets on a regular basis, review of inspection logs to ensure compliance. Must be able to mentor, inspire and develop Team Members through a process of counseling, coaching and teaching. Reviews employment applications for job skills, education/training, and work history. Conducts interviews with job applicants and selection of candidates that meet our company core values and whose knowledge, skills and abilities match the job. Evaluates and determines the best technique for any given job and once determined ensures that the technique is consistently practiced, assuring job proficiency. Provides management coverage for various other departments under the umbrella of Facilities in the event that the primary manager is absent. Responsible for assuring a safe environment for all team members and valued guests. It is an essential duty of the department manager to commit to and promote the safety program, as outlined in the policies and procedures. Must possess a valid California Drivers License. Assist with related special projects, as needed. Other duties as assigned. SUPERVISORY RESPONSIBILITIES: Customarily and regularly directs the work of 2 or more employees performing the following functions: Guidance of trades technicians; Assigns daily work load assignments and schedules long-term tasks; Handles employee complaints. Performs disciplinary actions. Plans work for subordinates. Determines work schedules. Determines techniques to be used to perform the work. Appraises the productivity and efficiency of employees for the purpose of benchmarking efficiency and productivity levels. Recommends promotions, demotions and other changes in status. Provides for proper safety and security of employees and property. Interviews, selects and trains employees.
REQUIREMENTS
Minimum Qualifications: To perform this job successfully, an individual must meet the criteria of the “ideal” JRCH Team Leader Model while being able to perform the essential duties and / or responsibilities. Must have acquired the knowledge of everyone under him. This is typically acquired as he progresses through the different levels of engineering. Along the way, there are numerous licenses and endorsements that needed to be earned while in the lower level positions. The requirements listed below are representative of knowledge, skill, and /or ability required:. CORE SKILLS - Problem Solving and Decision Making; Planning; Delegation; Internal Communications; Meeting Management; Time Management; Proficient with Microsoft Office Programs (Outlook, Word, Excel); Building Automated Controls (BAC); Computerized Maintenance Management Systems (CMMS); Quality Assurance Programs; Expense and Capital Budgeting; Data analysis, trending, forecasting, and return on investment. Knowledge of applicable codes. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. EDUCATION and/or EXPERIENCE: BA, BS, AA degree and/or professional schooling in a discipline related to HVAC/R and/or five to eight year journey level experience in all phases of HVAC/R work, including general working knowledge of elevator and escalator maintenance may substitute two years college for experience. Ability to read, analyze and interpret general business periodicals, professional journals or technical procedures. Ability to write reports, business correspondences and procedural manuals. Ability to read and interpret engineering and architectural drawings. Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume. CERTIFICATES, LICENSES, REGISTRATIONS: Jackson Rancheria Tribal Gaming License mandatory. California Driver's License. EPA universal Freon recovery license. Must hold membership or certification in one or more of the following: American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), Building owners and Managers Association (BOMA), Building Operator Certification (BOC I & II), International Facility Management Association.
