DASCO SPECIALIZES IN THE DEVELOPMENT, ACQUISITION AND MANAGEMENT OF MEDICAL OFFICE BUILDINGS WITH OVER 60 PROPERTIES VALUED AT OVER $650 MILLION. THE POSITION REQUIRES TRAVEL BETWEEN BOTH PROPERTIES. THE POSITION SCHEDULE IS MONDAY THROUGH FRIDAY, 8AM-5PM.

REQUIREMENTS
POSITION SUMMARY:
Assist in overseeing the day-to-day operations of one or more of our medical office buildings as directed by the Property Manager or Regional Property ManagerESSENTIAL JOB FUNCTIONS:
Management, coaching and mentoring of all direct reports
Conduct annual performance and quarterly feedback reviewsof each direct report in accordance with company policy
Participate in facilitating the take-over of a building when put into service
Coordinate tenant move-ins and orientation
Maintain tenant files
Participate in lease administration including billing accuracy, insurance certificates, financial information, renewal options and rent collections
Participate in the prompt resolution of tenant complaints/problems
Review and code payables
Prepare annual operating budgets
Prepare monthly Executive Summaries and Budget Variances
Maintain building directories
Purchase supplies and equipment for the building and office
Monitor all capital improvement projects in the building
Support leasing personnel by obtaining information for market surveys
Show space to prospective tenants
Help leasing personnel source new tenants and meet with existing tenants re: renewals
Establish and maintain rapport with tenants
Participate in tenant evictions in compliance with court orders and directions from attorney and owner
Participate in the management of the activities of Maintenance Technicians, Building Engineers and Administrative Assistants
COMPETENCIES:Adept at using Outlook, Excel, Word and YARDI and basic word processing skills
Excellent verbal and written communication skills
Highly organized and able to multi-task
Working knowledge of building operating systems
Basic knowledge of accounting and financial reporting
Strong customer focus orientation
Good managerial skills
Basic knowledge of construction blueprints
Basic math including square footage calculations and percentages
Ability to work independent of close supervision and to make independent decisions to provide guidance to staff, contractors and tenants in the absence of the Property or Regional Property Manager
Ability to withstand the rigors of frequent travel
EDUCATION/EXPERIENCE:Minimum Associates Degree with some basic accounting/bookkeeping classes or minimum of one year prior property management experience
Real estate license preferredWORK SCHEDULE:Monday – Friday; hours are needed with a minimum of 40Additional hours as neededOn-call after hours for emergencies
