VP of Land Development

Summary of Position:


Our Client is a highly respected builder in search of a Vice President of Land Development. You will lead and oversee all land development projects for the division to ensure business plan objectives are met.


Responsibilities

•Oversee the coordination of land development activities to ensure the division’s land development financial, quality and scheduling objectives and are met.

•Oversee the preparation and analysis of pro forma, contracts and other documents as they relate to land development and the division’s business plan.

•Oversee construction process through the acceptance phase by local municipality and government agencies, including the design and engineering process; and inspections/permit process.
•Develop strong network of stakeholders including local municipality and government officials, Trade Partners and consultants to enable successful land development.
•Prepare and manage the division’s overhead accounts and overall project budgets. Prepare cash flow reports.

•Approve purchase orders and invoices related to land development.

•Lead negotiations with local municipality and government officials related to development agreements.

•Coordinate with the Legal Team and outside legal council as necessary throughout the land development process.

•Analyze and evaluate changing market conditions that affect real estate asset values. Recommend strategies to offset negative impact to company and enable successful land development.

•Ensure all approvals are successfully obtained necessary for the issuance of building permits and certificates of occupancy.
•Motivate, train and coach direct reports through weekly planned encounters and involving the team in day-to-day meetings with municipalities and etc.
•Represent the company at local municipality meetings and be prepared to make presentations to provide information and secure necessary approvals.

•Keep abreast with commercial and residential types of developments.

•Build relationships between Land, Trade Partners, municipality/government agencies, and consultants to ensure achievement of company goals and objectives.
•Bachelor’s degree in civil engineering or land planning related field; or equivalent combination of education and experience preferred

•Requires a minimum of 10 years high-volume residential or commercial land engineering and development experience, with at least 5 years management experience
•Requires the ability to build strong relationships with key stakeholders (i.e., Trade Partners, consultants, municipality and government officials and etc.)

•Demonstrates an expert knowledge of ordinances and codes related to land development and home construction
•Must have experience with financial document preparation and analysis
•Demonstrates an expert knowledge of homebuilding and land development costs

•Requires proficiency with computers

•Requires the ability to stay organized and focused with shifting priorities in a very dynamic atmosphere. Must have outstanding project management and analytical skills.

•Requires the ability to make effective and persuasive presentations
•Requires the ability to conduct effective negotiations
