Job Description Under direction from the Construction Vice President, the Major Projects Senior Construction Manager (MP SCM) will be responsible for the pre-construction, estimating and management of the construction of all Major residential projects in terms that are clearly established on a fiscal year-by-year basis. Major projects are usually located in urban areas near employment centers and higher-density housing and close to cultural and recreational attractions. Major projects often consist of high-rise or mid-rise buildings. These may be built by Intracorp, by a general contractor, or in partnership with a contractor. Major projects are frequently complex to finance, permit and build and may include multiple uses. The value of each project is generally in excess of $30 million. The MP SCM shall also assist from time to time the VP of Construction with special projects and tasks as required.

Project Feasibility and Schematic Design Phase:
Work with the Intracorp Owner Reps/Construction Managers (CM) and the Development team and assist in the feasibility phase of a project.Analyze existing architectural and engineering drawings or sketches, geotechnical data, topographical data, civil information, utility availability and other construction related issues and present feedback to the VP of Construction, CM’s, Development and Design Teams. Request further information such as surveys, borings etc as needed. Assist with coordination of engineering consultants.Provide conceptual estimates and construction durations to the Major Project Development Team during the schematic design process and for feasibility analysis. Attend meetings and review plans. Inform team of any particular items that are potential construction cost risks.Understand the entitlement process and timing from governmental agencies and assist the development team with permits through project completion.Prepare overall construction project schedule with input from the IC team, consultants, and City officials..

Construction Management, Engineering, Architectural, or related degree.Experience managing a team of professionals.Experience dealing with design consultants, governmental representatives, homeowners, legal counsel and subcontractors.Experience preparing and managing reports, budgets and schedules.Skill with Microsoft Word, Excel and Project; Timberline, Groove, Buildtopia, Sure Track.Other Requirements
