Facilities Maintenance Supervisor
The City of Irvine seeks an experienced individual to plan, supervise and direct facilities maintenance and repair activities for public buildings, recreational facilities and equipment. The Facilities Maintenance Supervisor develops, negotiates and manages a variety of maintenance contracts as well as supervises and directs the work of approximately 10 Maintenance Technicians and Specialists providing services in the areas of electrical, carpentry, plumbing, painting, heating, ventilation, air conditioning, water quality, and graffiti removal. This includes managing project priorities, schedules, work standards, and section/project budgets. Applied knowledge of the trades is essential, as the Supervisor provides assistance in performing difficult technical tasks and consults with specialized personnel/equipment suppliers regarding problems and/or major repairs. The Supervisor also manages and operates the facility management information system (Mainsaver), develops specialized reports, analyzes data and prepares written reports on performance, trends and budget. Strong communication skills are also required as the Facility Maintenance Supervisor responds to citizen inquiries and complaints as well as coordinates construction and repair projects with other divisions, departments and contractors. The Supervisor is accountable for maintaining a 24-hour emergency response service to correct hazards and respond to emergency calls. This position works extended hours as needed. REQUIREMENTS
The ideal candidate will posses an Associate Degree in building maintenance, construction or building systems maintenance with five years related experience, or any combination of education and experience that provides equivalent knowledge, skills, and abilities. Possession of, or ability to obtain, the following may be required: Grade 3 California State Water Treatment Facility Operator Certificate, a Los Angeles County Swimming Pool Technician License, Orange County Backflow Device Tester Certificate. We are also looking for individuals whose background and experience indicates the ability to perform the following tasks: Plan, organize, direct, review and participate in preventive maintenance of building and facilities. Plan work schedules. Determine equipment and material needs. Establish work procedures. Review and prioritize work requests. Prepare performance evaluations and implements discipline. Supervise maintenance personnel performing preventive and corrective maintenance tasks. Conduct maintenance staff meetings. Provide assistance in performing difficult and technical tasks. Consult with technical personnel/equipment suppliers regarding problems and/or major repairs. Assist in developing, administering, monitoring the section budget. Receive and act on complaints regarding building and facilities maintenance. Ensure an adequate inventory of materials, supplies, parts, and equipment for the section's total work program. Evaluate equipment and recommend replacement. Maintain knowledge of codes related to building maintenance, repair and improvement methods, materials, tools and equipment; safety practices; basic municipal accounting and budget systems; personnel administration and practices; and effective supervision techniques. Research, prepare and present reports, and maintain records. Coordinate construction and repair projects with other divisions and departments. Operate equipment and machinery requiring complex and rapid adjustments, such as hand and power tools, saws, hammers, drills, mixers, planers, brushes, scrapers, sanders, compressors, motor vehicles/trucks. Exert moderately heavy physical effort in moderate to heavy work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, crawling, lifting, carrying, pushing, and pulling. Recognize and identify degrees of similarities or differences between characteristics of colors, forms, sounds, odors and textures. Coordinate eyes, hands, feet and limbs in performing semi-skilled movements. Work in inclement weather as well as respond to emergency calls outside of assigned work schedule.
