Director of Development
THE COMPANYWe are a full service property management and real estate development company with more than $300 million in real estate assets and over $200 million in annual revenues. Based in Santa Monica, the company is involved in land acquisitions, entitlements, subdivisions, improvements and construction. We oversee a portfolio of more than 60 residential building in the local area and 18 development sites around Southern California. We also have a growing international import business for building supplies and construction materials.Established in 1988 and incorporated in 1996, we have acquired extensive experience developing condominium units in Los Angeles, Santa Monica, Pasadena and Burbank. We are a growing company constantly expanding its reach within California. Our success has been due to a high level of company organization and coordination with a 50 person staff of qualified mangers and employees.We currently have over 500 units under construction in the Southern California area, including condominiums, townhouses, two and three bedroom and multi-story buildings with multi-level subterranean parking.
THE POSITIONThe Director of Development reports to the Chief Executive Officer and has oversight responsibility for all phases of project development from property or land acquisition through the beginning of construction. S/he is also responsible for obtaining the certificate of occupancy upon completion of construction and for preparing the property for the sales and marketing department to begin selling.-Completing due diligence to assess market absorption and capture rates for prospective properties in collaboration with the Director of Acquisitions.
-Obtaining governmental approvals of tract maps, architectural reviews, zoning requests, and /or construction permits
-Hiring and managing consultants in architectural, engineering, legal, and zoning development matters
-Trouble shooting with the City Planning Department or other local government authorities on any obstacles or issues with permitting and entitlements
-Working closely with the architect, Senior Project Managers and their team to resolve any design or development issues relevant to the permitting process
-Creating project schedules and budgets in collaboration with the Senior Project Managers
-Completing construction loan transactions
-Creating and maintaining project update reports in the company’s database
-Coordinating the initiation and defense of lawsuits
-Obtaining insurance coverage and bonds for projects
-Filing for and obtaining the Certificate of Occupancy upon completion of construction
REQUIREMENTS
PROFESSIONAL REQUIRMENTSThe successful candidate will have at least eight to ten years of experience as a development manager with a local builder, preferably of multi-family housing projects, an understanding of local codes, zoning and permitting procedures and rules. A Bachelor’s degree in a related field is strongly preferred.PERSONAL CHARACTERISTICSThe Director of Development must understand that the timely completion of these development projects has a direct impact on profitability and the return to investors. As such, s/he must strive to accelerate all approvals; develop proactive and efficient methods for all development tasks; create and monitor development schedules for all projects; and set development milestones and hold managers accountable for their achievement.
The Director will work closely with the CEO to create incentive for improved performance by consultants, contractors and staff and should continually strive to implement organizational structures, systems, and methods to increase efficiency and productivity in the completion of projects.ABSOLUTELY NO TELEPHONE CALLS OR FAXES!!!
