Construction Manager-San Fransisco, CA

RESPONSIBILITIES (INCLUDE BUT ARE NOT LIMITED TO):
1.Complete original cost estimates and timeline projections and updates on new store, remodels and gasoline projects through the use of 7- Eleven developed software (SDMS).
2.Manage the day to day construction process of all projects to assure completion within scheduled guidelines.
3.Manage and execute a plan by store for the completion of new projects as well as remodel projects within the Division so that the overall corporate construction goals can be achieved.
4.Identify, select and pre-qualify a sufficient number of qualified general contractors, professional architects and engineering companies to perform services and complete projects planned for the department.
5.Consult with Corporate Store Planning and departments within assigned Division to develop store layouts and equipment requirements.
6.Help prepare contract documents with Consultants for construction, including site plans, working drawings, special provisions of the specifications and adaptations of Standard Corporate Store Plans to specific site conditions.
7.Administer all aspects of new construction, store remodels, gasoline installations and store equipment installations within the established budget and time schedules.
8.Solicit proposals/bids for approved construction from pre-qualified contractors, evaluate and negotiate bids received, award construction contract, supervise construction and provide administration of the contract.
9.Maintain historical data and record files of designs completed and construction/design contracts awarded.
10.Manage permit administration by being knowledgeable of permit requirements, insuring that all permits are obtained and properly signed off by all appropriate governmental agencies.
11.Oversee that construction is performed in a timely and cost effective manner by lessor under lease agreements within assigned Division.
12.Determine characteristics of available utilities and initiates coordinated equipment requisitions for all projects. Arrange for utility service connections and sign appropriate application for utility services.
13.Submit sites to markets through the turnover process. Take appropriate action to assure the quality of construction and timely completion required by the contract documents.
14.Administer all aspects of store remodel construction and gasoline remodels from design to completion.
15.Supervise Administrative Assistant to assure that all equipment receiving is done on a timely basis and that all project paperwork is maintained within 7-Eleven, Inc. policies.
16.Assist and advise operations in the completion of miscellaneous construction projects that arise at the store level.
17.Perform other duties as assigned by management.


QUALIFICATIONS/EXPERIENCE NEEDED:
- A bachelor's degree in construction management/engineering or architecture with two to three years construction or real estate experience in a retail environment will be strongly considered.
- Franchise experience a plus.
- Attention to detail, strong written and oral communication skills, as well as PC proficiency in a Windows environment.
