Commercial Construction Development Coordinator
Well know Property Management firm has an need for a Commercial Building Development Coordinator.
Responsibilities include coordinating the design, permitting, bidding, construction, and tenant relations for the development projects to achieve commercial portfolio growth goals within the parameters defined by the Company’s strategic plan. The growth goals will be achieved through prudent application of development, redevelopment and acquisition strategies as appropriate for current and project market dynamics.
Commercial Building Development:
-New Buildings and Rehabs
-Perform development functions to support the VP, Commercial Building Development and contribute to the department’s ability to meet its goals.
Department Support:
-Define and maintain the tenant improvement program
-Support VP/CBD in ensuring land development component of the building development program is in compliance with applicable laws and regulations
-Maintain current building specifications
New Projects:
-Gather and input data to support the preparation of the preliminary analysis for building rehabs to include financial modeling, zoning, physical constraints, and other title issues
Pre-construction Support:
-Draft project ARs, budget and schedule
-Coordinate, track and expedite the production of working drawings and obtaining permits
-Review plans and specifications
-Support the VP, CBD in selecting, bidding, contracting with and hiring the general contractor to include:
-Research and recommend vendors/contractors, draft bid packages, track and evaluate bids, recommend contractors to be selected, coordinate contracts, and communicate with contractors/vendors
- Generate scope, bid package and contract for Testing and Inspection, soils inspection, survey
- Work with agencies and public utilities to establish design criteria, contract requirements, and installation schedules
Construction:
-Draft and administer contracts
-Draft documentation related to the appropriate municipality or utility
-Coordinate and attend construction meetings ensuring all RFIs are answered and tracked
-Expedite submittal and RFI processing, tracking, and filing
-Coordinate and monitor the work of consultants to ensure timely delivery and utilization of plans as well as progress on and completion of projects
-In conjunction with VP/CBD manage project schedule and construction budget; monitor schedule and budget
-Review commitment control reports to ensure they are reflective of current project budget and contracting status; notify VP, CBD and provide recommendations if issues exist
-Coordinate utility company design and installation
-Manage the tenant relationship, tenant correspondence and tenant improvement budget
-Coordinate tenant move in with Property Manager
-Manage the tenant improvement build out for new buildings and rehabilitations
Close-out, including: punch list walk-through and follow-up, follow-up on and complete tenant requests, complete and record notice of completion, work with accounting to draft project reconciliation
Acquisitions/Dispositions:
-Coordinate components of the due diligence
-Development and review of operating and capital budgets --Review leases and correspondence
-Close transaction in conjunction with Project Manager
-As time allows, support VP, LUDP on land development projects
REQUIREMENTS
Qualifications:
-Must have a BA or BS, prefer degree in related field (construction management, in Business Administration, Economics, architecture or Civil Engineering); MBA a plus
-Must have 2-6 years of building development management or construction engineering experience (construction management related degree or graduate degree may serve in lieu of experience)
-Must have strong financial analysis skills
-Must have a valid driver’s license
-Strongly prefer a good understanding of lease agreements and real estate law
-Must have familiarity with industry standard software (such as ARGUS, Excel, Project or similar) and aptitude for learning others
-Prefer a foundation in basic contract law concepts
-Must have a good understanding of basic construction concepts
-Must have project management, scheduling, and budgeting knowledge; experience preferred but not necessary with a degree in construction management
