Building Inspector I, II and III
Purpose: Immediate opportunity available in Turlock, CA for a level I, II, and III Building Inspectors. These are long term full time opportunities that come with competitive salaries and excellent benefits.
Building Inspector I
Inspect routine and complex structure and building systems at various stages of construction, alteration and repair; to assist in the review of building plans and specifications; and to investigate and secure compliance with applicable laws, ordinances, codes, standards, plans and specifications.
Duties Include:
- Review site plans, architectural drawings, and structural calculations submitted with development permit applications to insure completeness and conformance with the department's submittal requirements.
- Make field inspections of industrial, commercial and residential buildings during various stages of construction and remodeling to assure compliance with applicable codes and regulations of the City, County, State and federal agencies.
- Checks building plans for sufficiency and code compliance; route plans to other affected departments, and distribute plan check submittals to builders/contractors for corrections.
- Inspect foundation, cement, framing, plastering, plumbing, mechanical and electrical installations and a large variety of other complex and routine building system elements.
- Check stud, joist, rafter spacing and other structural member factors.
- Examine grade, quality and treatment of lumber, cement, lath, wire and composition.
- Coordinate inspection activities with other city departments and public agencies as needed.
- Assist in conducting investigations of zoning, land use and construction code enforcement and abatement issues.
- Determine compliance to Uniform Building, Plumbing, and Mechanical Codes, National Electric Code, and pertinent provisions of state and County health and environmental ordinances.
Building Inspector II
Inspect routine and more complex structures and building systems at various stages of construction, alteration and repair; to assist in the review of building plans and specifications and issuance of construction permits; and to investigate and secure compliance with applicable laws, ordinances, codes, standards, plans and specifications.
Job Duties:
- Perform field inspections of industrial, commercial and residential buildings during various stages of construction and remodeling to assure compliance with applicable codes and regulations of the City, County, state and federal agencies.
- Perform complex inspection duties in several trade specialties such as plumbing, electrical and mechanical, structural and finish trade areas.
- Checks building plans for sufficiency and code compliance; route plans to other affected departments, and distribute plan check submittal to builders/contractors for correction.
- Issue permits for work to be performed.
- Assure proper and safe installations of routine and complex building systems.
- Coordinate inspection activities with other City departments and public agencies.
- Assist in conducting investigations of zoning, land use and construction code enforcement and abatement issues.
- Determine compliance to Uniform Building, Plumbing, and Mechanical Codes, National Electric Code, and pertinent provisions of state and County health and environmental ordinances.
- Maintain records and prepare reports.
Building Inspector III
Act as Chief Structural, Electrical, or Plumbing Inspector of industrial and commercial structures at various stages of construction, alteration and repair; to inspect single and multiple family dwellings; to oversee plan checking and permit issuance activities; to provide lead supervision to other inspectors and office clerical staff and to enforce a variety of building codes, ordinances and regulations.
Job Duties:
- Make field inspections of complex commercial, industrial, single and multiple family buildings during various stages of construction and remodeling to assure compliance with applicable codes and regulations of the city, state and federal agencies.
- Perform complex inspection duties in one of several trade specialties such as plumbing, electrical and mechanical, structural and finish trade areas.
- Perform engineering calculations in checking complex residential and commercial plans for structural, electrical, plumbing, mechanical or energy requirements.
- Direct and monitor plan checking activities performed internally and externally by outside plan check consultants including coordinating all communication between consultant and designer and/or builder.
- Prioritize, assign and monitor daily workload of subordinate staff members involving all aspects of municipal building and safety inspection.
- Provide training, mentoring and leadership to subordinate building inspection staff and office clerical staff.
- Monitor department plan check and inspection fee revenues and department expenditures in relationship with annual budget revenue estimates and authorized appropriations.
- Coordinate with the Building Official and other lead personnel in the preparation of the budget, administrative policies and directives, and personnel actions relating to division and department activities.
- Maintain and monitor building activity and trends and prepare as necessary or appropriate reports for staff, department managers, and policy makers.
- May represent the Department in the Chief Building Official's absence for day-to-day activities and before civic groups and public meetings.
These positions can pay anywhere from 42-65K a year depending on experience.
