Junior Escrow Officer
Petaluma / SebastopolSUMMARY:
Work with internal and external customers to manage all aspects of the refinance escrow process. Act as independent intermediary in the escrow. Train and develop Escrow Assistants and Processors. Must be able to step in and back up senior escrow personnel, with minimal referral to management. A Jr. Escrow Officer will work with Cornerstone's sales effort, CWB 'in-house' loan brokerage, and CWB Agents to develop new business, and to maintain existing client base. Must support and promote the company's Vision, Commitment to Excellence and Guiding Principles.DUTIES & RESPONSIBILITIES:
Open escrow order
Deposit money
Order title report and order demands
Prepare and deliver opening letters and mandatory disclosures
Contact related parties to advise escrow open status
Process incoming mail and update escrow file
Review title reports, determine methods to clear exceptions
Monitor contingencies/conditions
Verify vesting
Prepare refinance escrow instructions, estimated statements, title transfer documents and supporting documentation
Set up appointments
Personally handle refinance signing or manage signing with outside signing service
Back up senior escrow personnel for signings
Order hazard insurance
Prepare funding package and send back to lender
Set up and monitor recording
Request title insurance via a policy write up
Request all funds for closing and monitor funding
Verify receipt of funds, including wires (according to the "good funds" law)
Perform final review of file with borrower/loan agent/lender
Balance file and perform final audit
Perform disbursements
Prepare and deliver closing statements
Delegate assignments
Communicate regularly with existing clients
Solicit new business with related parties in the escrow transaction
Tailor problem solving techniques to resolve issues that arise
Know and use available resources to solve problems
Anticipate issues and respond proactively with solutions
Educate, and monitor performance of, Escrow AssistantQualifications
EDUCATION/EXPERIENCE/SKILLS & KNOWLEDGE:
Minimum two (2) years experience as a junior escrow officer, related industry experience, or successful testing as required by CTC
Bilingual English/Spanish
Computer competency (Microsoft and escrow related software)
Math skills to include financing calculation abilities
High School diploma or its equivalentBenefits
