Business Banking Underwriter 3 - SBA

Responsibilities

Responsible for underwriting small business loans within the Business Banking Credit Center; supports multiple bank units within a state. Reviews credit information to determine quality and sufficiency; makes recommendation for approval or decline. Depending on the size of the credit request, may work with senior credit officers of the affiliate banks. May underwrite loan requests that do not fit into defined risk pools. Incumbent would typically handle the most complex loans and/or loans of an exceptional basis. Recommends approval/declines on credits greater than $250M. Structures credit and negotiates terms loan terms. Credits over $500M require working closely with senior credit officers in affiliate banks. May require handoff to a commercial unit if size and complexity warrants. Provides higher credit authority review for BB Underwriter 1s and 2s.


This position would focus on construction loans and SBA 504 loans as well as other real estate related credits.

Review Credit Requests
Evaluate real estate, construction, and SBA 504 loan/line requests typically involving financial analysis. Analyze risk and determine approval recommendation within guidelines and authority. Negotiate with banker appropriate loan product, structure and fees which meet both the client's best interests and SunTrust's. Communicate package loan/line approval recommendation to banker or forward request to the local bank's credit administration as appropriate.

Efficient Underwriting Production
Follows loan processing procedures and achieves turnaround service standards. Looks for ways to improve work efficiency, both within Underwriting and the Center.

Credit standards
Thoroughly understand and apply STI credit policies. Follow credit standards and requirements for each type of product and industry. Assign loan grades to all loan/lines. Achieve targeted credit quality measures.

Maximize revenue
Recommend pricing and fee structure to maximize bank revenue. Identify cross-sell opportunities and discuss with the banker/originator; make referrals as appropriate.

Customer Service
Focused on providing exceptional service to the line and client. Problems are identified and addressed quickly. Assists Banks with exception/override reporting, analysis, and assessment. Partner with credit administration, LOB management, and Commercial departments in local banks to ensure that clients receive a high level of service and the appropriate group is involved.

Teamwork
Coach branches/lenders on real estate, construction and SBA 504 process for business clients. Act as a consultant with expert knowledge in real estate loan products and lending for Center employees and branch staff. Develop effective working relationships with bank officers, credit administrators.

Personal Development
Seek opportunities to increase knowledge of SunTrust products and services, within business banking and across LOBs. Works to improve skills and proficiencies. May participate or lead special projects.
REQUIREMENTS
Qualifications

Candidates must have significant real estate and construction loan underwriting and portfolio management experience. Understand the nuances of construction and SBA 504 products and challenges faced by the business owners. Familiarity with construction loan documentation including closing and title requirements, AIA documentation, project monitoring, contract review, and lien waivers. Demonstrate sound judgment in handling business/commercial credit underwriting. SBA experience in SBA 504 lending a plus. Knowledge of SBA operating procedures, underwriting PLP/CLP and portfolio management. Must have a minimum of 5-7 years of small business or commercial underwriting/portfolio management with lending authority preferred. Must have strong negotiation skills while being sensitive to the needs of clients and line bankers. Must exhibit solid written and oral communication skills. Excellent organization, analytical, problem-solving and judgment skills. Must be able to prioritize in a fast-paced, high volume environment. Demonstrate proficiency or the ability to learn OnePoint, CreditDesk, Word, Excel and STI loan systems. Bachelor's degree is preferred.
